How long will the average shingle roof last in Northwest Illinois? The average lifespan of an asphalt shingle roof is 18-25 years dependent on your home's exposure to various environmental conditions (extreme storms, sun exposure, large trees), wildlife intrusion, ventilation and other possible factors.
-
Should I wait for a leak to get a roof estimate?Short answer is NO. Even with no visible concern apparent, after 15-18 years of the average roof's life, it’s always a good idea to have a trustworthy roofing contractor inspect your roof and offer their professional opinion on its condition and life expectancy.
-
Can you see moisture or water marks on your ceiling and it not be a shingle leak issue?Yes! There could be a humidity or condensation issue in your attic which implies poor ventilation which would still be a reason to consider a roof repair or replacement.
-
Is there a difference between installation methods for shingle roofs and flat roofs when considering the contractor to hire?YES… a Big one! Shingle roofs have pitch and better allow water to flow off with rain or snow. Since a Flat roof retains the water more its critical that it be installed by a Flat roofing contractor who’s been specifically trained how to prevent leaks. This training not only requires the proper education, but also benefits from years of experience in trouble shooting various problems that they have inevitably come across and successfully solved.
-
How long does the average Roof Replacement take to complete? The average residential roof can be fully completed within 1-2 days.
-
Can Gutter condition affect my Roof and contribute to leaks?Yes! If gutters are not pitched properly, become unattached or damaged, they can contribute to water entering your roof.
-
Does it really matter where downspouts are placed?Yes! If downspouts are improperly placed it can greatly affect the gutters' performance which can affect the roof's water retention and can also affect the home's foundation if the water isn’t being directed away from your home properly.
-
Does my Chimney affect my Roof?Yes! Often times a chimney’s mortar will deteriorate and require at minimum tuckpointing or perhaps further repair to seal gaps and prevent water seepage.
-
What should I look for to assess the condition of my Chimney? If there are any visible cracks or your chimney is leaning, it’s time to call a professional to properly assess its condition and best course of action. Chimney repair can involve a variety of tasks such as tuck-pointing bricks in need of lost mortar, replacement of damaged bricks, reinforcing the structure to prevent collapse and/or installing chimney liners to improve the efficiency and safety of the chimney. Taking steps early is key to preventing more costly repairs from further erosion or damage, as well as ensuring its safety and functionality.
